LUTZ Increased traffic near Sunlake Boulevard and North Dale Mabry Highway should prompt consideration of more commercial development there, county planners say.
That's the recommendation they'll make to the Hillsborough County Commission at 9:30 a.m. Tuesday.
The widening of Lutz-Lake Fern Road, coupled with the extension of Sunlake Boulevard north into Pasco County, will bring more traffic into the area – justifying consideration of more commercial development, the planners' report says.
Planners have been working with a committee since April to consider whether changes are needed to the North Dale Mabry Overlay District, which was adopted in 1989 to prevent strip commercial.
The district covers both side of North Dale Mabry, between Van Dyke and County Line roads. It identifies three area where commercial is appropriate - at Van Dyke Road, at Lutz Lake-Fern Road, and at Sunlake Boulevard.
County planners have determined there is no justification to expand commercial at Van Dyke or Lutz-Lake Fern.
The commission meets on the second floor of the Frederick B. Karl County Center, 601 E. Kennedy Blvd.
