LUTZ - After months of discussion, Hillsborough County commissioners on Thursday are scheduled to decide whether to allow more intense commercial development at the northern end of Dale Mabry Highway.
Commissioners will consider allowing consideration of up to 110,000 square feet of commercial development at the southeast corner of Lutz-Lake Fern Road. That's an increase of 42,000 square feet above existing limits.
The board also will decide whether to allow commercial projects on about 2 acres across the road, near Sunlake Boulevard.
Nearby residents oppose the proposals but others - mostly property owners or their representatives - have argued in favor of the changes.
The board is set to vote on the proposals at a 6 p.m. public hearing to consider changes to the county's land development code. The hearing will be held at Frederick B. Karl County Center, 601 E. Kennedy Blvd., in downtown Tampa.
Other changes the board will consider include:
•Expanding the required separation between borrow pits and residential properties to a minimum of 500 feet. The existing requirement is a minimum of 100 feet.
•Prohibiting use of personal motorized recreation vehicles such as dirt bikes and all-terrain vehicles in residential and agricultural zoning districts. This proposal, initiated by a private citizen, has met resistance from county planners who say the land development code is not the proper avenue for addressing this matter.
•Allowing consideration of planned development zonings on parcels of 2 acres or less. Current regulations require parcels to be larger than 2 acres for such designations.
