LUTZ - Community activists and some area residents say it doesn't make sense to allow more commercial development on the northern end of North Dale Mabry Highway, contending that there are already plenty of places to shop and lots of empty storefronts.
They oppose a plan that would open the door to a maximum of 110,000 square feet of commercial space next to a Publix supermarket at the southeast corner of Lutz-Lake Fern Road and North Dale Mabry.
They also oppose allowing commercial development on 2 acres across the road, near Sunlake Boulevard.
Opponents say the county has failed to justify the need for more commercial growth.
Commissioners Brian Blair and Jim Norman on Dec. 11 called for the additional commercial development near the Publix. Blair said the increase was justified because the state's road department took a portion of the property for an intersection improvement project, reducing its commercial potential.
Norman said the state paid for the land. But he said he supports boosting the commercial development because it would reduce the distance people have to drive to go shopping.
State Department of Transportation records show property owner Joseph Digerlando was paid $1,679,500 for 7.65 acres in 1994 to accommodate the intersection improvement.
Opponents vow to speak against the changes at a public hearing at 6 p.m. Thursday before the Hillsborough County Commission, 601 E. Kennedy Blvd.
The proposed changes would amend the North Dale Mabry Overlay District, which is included in the county's land development code.
Those fighting the plan for more commercial development aren't the only ones who will be voicing opposition. County commissioners expect to hear from property owners along the highway who maintain that the proposed pro-development measures don't go far enough.
They contend more commercial development should be allowed because it is the most appropriate use of land along the busy road.
